While a Building CO (Certificate of Occupancy) signals that a building is structurally sound and safe for occupancy, it is not the end of the road.

During these days of Shehrullah, with usage, we have been able to experience first hand what defects need to be taken care of.

During a recent Storm Warning and ensuing heavy rains, water leakage occurred in multiple areas.

We were fortunate to have installed temporary carpeting.

This has been the discussion and the path of solving this issue:

  • Studies worldwide have identified water leaks as the most common defect in buildings. This has to do with the fact that concrete is a highly permeable material.
  • There are two tiled balconies upstairs. Discovery has concluded that the bottom part of the insulation is wet, where else the upper portion is dry. This means water is seeping between the bottom of the stone and wall – from the concrete (cracks) – along with some from the stucco/ cast stone/ window frame.
  • Since our contractors are not taking responsibility, we have moved ahead with engaging with a new contractor, and specific trade contractors. The goal is to proceed in an urgent manner in order to prevent damage and ensure the longevity of the structure.
  • Architect is providing a plan of action along with basic drawings and method of correction of all Leaks from the exterior area to move ahead with new contractor.
